A disused 1970s office building in the heart of Mestre has been redeveloped into a new contemporary urban residence. The design, by AI Progetti, involved a complete change of use from offices to residential housing, transforming the building’s purpose and appearance.

The intervention resulted in 91 residential units including studios and one-bedroom apartments, designed to ensure comfort, efficiency and functionality, meeting the needs of future tenants for both long-term and tourist rentals. The building, located close to the center of Mestre and a few steps from the new Parco Costa, now presents itself as a unified and orderly volume, capable of restoring architectural quality and environmental sustainability to a strategic urban context.

The renovation focused on every aspect of the building:

  • Internal space redistribution: The interior spaces were reconfigured to create bright, rational apartments.
  • Facade renovation: The building’s exterior was updated with a clean, contemporary architectural language.
  • Energy efficiency: The building’s performance was improved through new insulation, high-performance windows, and doors.
  • Systems upgrades: New mechanical and electrical systems were installed to meet the latest standards.
  • Structural consolidation: Targeted structural interventions were performed to strengthen and improve the existing building.
  • Enhanced safety: A new exterior fire escape was added to ensure maximum safety for all residents.
