Architectural design

Case study: New Manutencoop headquarters

Radical renovation of a building of the mid-70s of the ‘900:  realization of sustainable management headquarters, efficient in terms of consumption, practical maintenance and management

The interventions have given new life to the building thanks to the new “skin” that coats the entire perimeter with a rolled zinc-titanium, and allows to get a new picture of significant impact.

The project included an important intervention of energy efficiency of the building. It has been realized a sunscreen system, through the rational use of the new “skin”: this regulates the intake of sunlight within the factory, mitigating the thermal and enhancing the lighting impact.


Restoration and refurbishment

Each restoration work starts from the acknowledgement of the existing building including its technological, performing, historical and monumental values. The restoration follows the diagnosis of the decay and the performing and quality capabilities of the building. In any case, the restoration has to ensure the integrity and preservation of the historical value over time.

Case study: Restoration of Ragazzoni-Flangini-Billia Palace in Sacile

The project is part of the historical architectural heritage enhancement program, initiated by the Administration of Sacile with the most representative palace of the city.

The project involves the restoration of the main building where there is the reception hall, in which there are the frescoes painted in the second half of the ‘500 by Francesco Montemezzano. The construction of new plants is designed to maintain the ideal microclimate for the frescoes. The recovery of the spaces is intended at exhibitions, art exhibitions, concerts and meetings of all kinds

The enhancement is not limited to only restoration but it’s extended to all aspects of the building, in order to permit the best public use, to serve the city, respectful of the places and economically sustainable.


Urban regeneration

A topic theme, that is a necessary prerogative to provide the sustainable development of modern cities. The recovery of abandoned spaces after the de-industrialization, the restoration of environmental, economic, social quality to the marginal areas of the cities, can reduce the environmental impacts and the use of land, in addition to the generation of new value for existing buildings.

Case Study: New Fruit and Vegetables Market in Venice

This is the first step in a process of urban transformation on a larger scale that will provide in the coming decades new development models in Porto Marghera.

The project is part of a package of measures related to the redevelopment of a production factory located in the industrial area of Marghera. A total area of 15,000 m2 recovered for wholesale and retail and local products’ catering.

The project allowed the conversion of disused industrial buildings into offices, shops, a bar and restaurant, and a new large covered structure for the fruit and vegetable market in Venice, for wholesale and retail trade of vegetables.


Sustainable design

The company is able to apply systems that take advantage of the renewable energy sources: the photovoltaics, the solar thermal, the geothermal, the biomass and the use of ground water, are integrant part of the building system.

Case study: Elevator for Ferro-Fini Palace in Venice

The project involved the coverage of an internal courtyard and the simultaneous construction of a new elevator made of  steel and glass, included in the complex of Ferro-Fini Palace, seat of the Regional Council of Veneto. The work is measured by inserting the theme of new equipment in an important seventeenth-century architecture, overlooking the Grand Canal, situated in front of the Basilica della Salute of Baldassare Longhena.

The work fits into the original factory in order of not introduce any alteration of the architectural, technological, structural components. We find structural and engineering components in the four cylindrical elements that winds in height, reaching the coverage. Horizontal “tracks bridges” ensure the connection between the different bodies of the factory.

The vertical support elements incorporate a piping system that uses the principle of heat transfer, ensuring the air recycling at appropriate temperatures to the internal requirements of the building. The court coverage, where the elevator is placed, is provided with lateral openings in electro-mechanical operation so as to allow the natural ventilation of the internal local.


Structural design

Basing on the experience gained over the years and having modern instruments of analysis, the company can face the structural design of major buildings and infra- structures, even in highly seismic areas, either using traditional construction materials such as concrete, steel, wood, stone, or unconventional ones such as special steels, composites, glass, polymers.

Case study: AEV Terraglio Towers

In an intervention area of 45.000 m2, close to the urban center of Mestre, the size of the project has made it possible to operate a deep urban transformation, that has imposed a reflection on composition, architectural, and landscape aspects.

It has been performed a finite element analysis to evaluate the effects of wind actions on 90-meters-height-towers, making use of international standards added to existing Italian ones, deficient in the treatment of the dynamic effects of the wind.

It was developed a dynamic modal analysis for the assessment of the effects of an earthquake and a construction stage analisys to understand the trend of deferred sagging during the construction and the entire life of the building.


Infrastructural design

The company deals with the design of traffic networks, in particular bridges, roads and intersections. The project starts with topographic, hydro-geologic, climatic and environmental surveys, then continues with the infrastructural design and the complementary works and ends taking care of the surrounding landscape.

Case study: Viaduct over the Piave river

The project fits into the completion of the Pedemontana Veneta road system, which includes the connection of the banks of the river Piave inside the municipal territory of Vidor (TV). It is a 750m bridge with column supports outdistanced 60 m.

It was adopted a structural solution in pre-stressed reinforced concrete continuous beams, so it’s possible to minimize the road joints, for the benefit of vehicular traffic. Furthermore, the use of support systems with pendulum isolators allows to strongly reduce the effect of the earthquake on the columns.

To allow movements between mortgage deck and columns, resulting from thermal variations and dynamic actions (earthquake, wind, traffic …) the supports have been provided of a couple of earthquakes retaining systems called “shock transmitters”.  


Seismic vulnerability

The company has acquired considerable experience on seismic vulnerability tests, rather the evaluation of the safety status of the existing buildings against seismic action, imposed by law, concerning civil and industrial buildings. This is a particularly current topic in Italy, also after the of the significant seismic events of the last years.

Case study: Ca’ Corner seismic vulnerability

Our company carried out the seismic vulnerability analysis of a large number of public buildings, mostly schools and town halls, both modern and historical – architectural interest.

I’s relevant the campaign of diagnostic analysis and seismic vulnerability assessment conducted on palazzo Corner della Ca ‘Granda and on neighboring buildings, constructed on the second half of the sixteenth century, and located on the Grand Canal. Nowadays it’s the home of the Metropolitan City of Venice and the Prefecture.

Frequently the tasks had also included the project for improvement and seismic upgrading, in accordance with the requirements of current legislation on buildings.


Safety coordination

The company acquired experience in the health and safety coordination, both in design and building phase, for complex construction sites, with the contemporaneity of dozen companies, whether under structural or infrastructural works.

Case study: San Donà hospital

It has been developed the safety coordination for the construction works of the new dialysis center in the San Donà di Piave Hospital, close to the main building.

The coordination phases were particularly delicate, cause of the discovery, during the excavation phases, of a war bomb dating from World War II, and cement-asbestos, for which it was necessary to give urgent disposal in safe condition.

The coordination was conducted in close collaboration with the RSPP of the health district, to clear the risks of interference between the yard and the adjacent hospital activities.

Fire prevention

The company carries out the design of the fire prevention and emergency management at various level of definition, for residential, commercial, office, industrial, public entertainment buildings, taking care of the direction of works, the tests, and the issuance of legal certificates, even with the application of the most innovative safety engineering methods.

Case study: NH hotel, Rio Novo, Venice

It’s a project for the recover and re-use of a late ‘900 building, in the historic center of Venice, with a change of use from directional to hotel, for a leading Spanish management company. It will have over 140 rooms, spread over 5 floors, a bar / restaurant and multipurpose spaces for meetings and Conferences.

 The application of the new fire prevention code have allowed to draw up a suitable design for the building, in a different line than the standard codes, so as to overcome the problems arising from the intervention limits on outdoor spaces, because of the existing landscape bond in the historic center of the lagoon.

The limited availability of spaces, common feature in the old town areas, has implied the reuse of existing artifacts to collect water, converted into technical areas and fire prevention water reserves.


Project management and supervision of works

The result expected by the Client is achievable only with an accurate coordination of multidisciplinary design, the direction and the supervision of works, the control of timing, costs and resources.

The company guarantees the direction, supervision, and control in the construction of civil and infrastructural works, in order to get the best result for the customer’s complete satisfaction.

Case Study: New Fruit and Vegetables Market in Venice

The company have done the supervision of works of the New Fruit and Vegetable Market in Venice, located in Porto Marghera, in the restoration of an industrial complex dating back to the late ‘900.

We had also served as the direction of the work, taking place as the liaison between the owner of the real estate fund, the general contractor, contractors and end users of space.

The jobs had a daily presence in the works of over a hundred people and were completed in planned time. The supervision and coordination also included the construction of a platform on water for the interchange of goods with Venice.
